In his book Massey provides a roadmap of successful investment strategies in real-estate while taking readers along his personal journey into becoming a super successful real estate investor. The goal of the book is to teach you the ups and downs of real-estate investing, how to negotiate with real-estate brokers, how to solve typical real-estate challenges, and how to build wealth with retirement plans.
This book is perfect for entrepreneurs who are interested in real-estate investing to build passive income and are looking for lessons from someone who succeeded from the ground up.
People tell me what makes my book different is the amount of quality information that they have heard is available for many thousands of dollars elsewhere. My book is not just the information it’s the actual instruction of what to do with it and how to interpret it.
You can skip around to the different chapters that pertain to you most however I always recommend you go through it completely first.
It’s not about you, wealth is a team sport.
One of the most important concepts in the book is literally how to fail and I believe that this is one of the things our education system fails to prepare us for. Most of us don’t know how and you’re going to experience failure, in fact if you haven’t experienced failure then you haven’t tried something that is challenging to you enough. And you must learn to do three things, fail forward, fail fast, and fail frequently. At failing to do that you rarely see success and I share with you some of the largest failures I’ve gone through. I want you to understand that they are normal and I give you the ways to get through them. Not only that but I also want you to understand that your business can have a mission and that’s one of the things that I get excited about. The number one skill that I see missing today are interpersonal skills and as entrepreneurs we must develop and get better at this skill. It starts with our team and then our customers. I literally put in the book the 10 steps required to create wealth in any economy. We have broken down the steps so that you can begin from reading the book, taking the action steps, and putting your vision out there into the marketplace and actually making it happen.

After facing some difficult situations in both my life and my wife’s I decided I needed to do something about it and wanted to provide more for my family. It was during that time that I decided to become a real estate investor and that was when self-employment failed for me. Today, through the service I offer, I am able to spend a majority of my time with my family which was my goal all along.
I was inspired to write it because I kept getting the same questions over and over again. I didn’t know how to keep answering them differently plus the book can be in more places than I can. Cash Flow Diary exists simply because I wanted to document this process for my kids.

]]>In this episode Ray Higdon takes a deep dive into his book, Vibrational Money Immersion, where shares a network marketing guide to better help you make a living from home.
In his book Higdon provides a roadmap filled with practical advice, assignments, and principles that are designed to show you how to become the best network marketer in the field of multi-level marketing. The goal of this book is the help you train your brain to craft your own success, master the art of networking, enhance your sales skills, and overcome multiple obstacles that get in the way.
This book is perfect for entrepreneurs who want to be able to work from home and are interested in multi-level marketing, but want a better understanding of the principles.
Some of the different things about my book are that I am not speaking from theory. I’m speaking exactly how I went from dead broke personal foreclosure to earning over a million dollars, becoming the number one income earner, and having over 85% of an entire network marketing company in my team.
Originally this was a weekly audio course with seventeen chapters. My suggestion would be to go through the book once quickly and then look back to see which one of the chapters jumped out at you and go back through those particular chapters in more detail.
Stop looking at what you think you know and look at your results. I don’t know how many times I’ve heard someone tell me, oh I’ve heard that before, but they are dead broke. If you do not have the results in your life that you wish you had then this book can help you understand why you are where you are at and how to get to that next level.
This book is all about mindset. It’s based on the original book of Think and Grow Rich but added with original stories on exactly how and why you have the type of results in your life that you do. So if you’ve been wondering why you’ve been working really, really hard but don’t have a whole lot of results to show for it, this book reveals that. This book will tell you exactly, in so many different scenarios, how your thinking is dictating your results.
I dive deep and talk about my divorce, my child abuse as a kid. I talk about how I got into foreclosure and what exactly got me there but also what exactly got me out of it. And so this is a guide to improving your mindset. Yes, it’s targeted for network marketers but I’ve had people in real estate, insurance, and car sales, go through it and tell me that it really helped them out because mindset is the major factor in anything you do.

I was in corporate America and I didn’t feel like I was living my highest and best purpose and also spending more time with picture of my kids than the real thing. I would go to work when they were asleep and come home to them already in bed and that just wasn’t the life that I wanted to work toward. And so I went out on my own and started a real estate business that didn’t work out and in 2009 I found myself dead broke. It was then when I reinvented myself and have since built a multimillion a year coaching and training business. I also have a very successful blog and social media presence and because of all this my lifestyle is a lot different.
A lot of entrepreneurs attribute some of their successes from the content that’s contained within Think and Grow Rich. What I did was I took the public domain version of Think and Grow Rich and I kind of translated it not just to today’s world but also for the actual network marketer. I’ve been in network marketing for over five years and there are a lot of people that appreciate that translation of how this actually and directly applies to their profession.

]]>In this episode Jeff Hunt gives an in-depth summary of his book, The Website Investor, where he shares a guide to buying an online website business for passive income.
In his book Hunt provides a roadmap for finding highly profitable online businesses for sale and shows you how to get the most value out of them without having to start from scratch. The goal of the book is to help you estimate the value of a website, negotiate price with website sellers, differentiate between low and high effort web businesses, and hire the right virtual assistants to help grow your web business.
This book is perfect for serial entrepreneurs who are interested in owning profitable online businesses that have already developed a customer base without having to start fresh.
A lot of people are interested in entrepreneurship and buying your own business and because of that a lot of books are coming out on the topic. But really there are no books about buying online businesses and that’s really a shame. My book teaches people exactly how to do that.
A lot of people read through the whole book and then go back and use it as a reference. The important thing is that you take time to stop and ponder what it’s saying and how it applies to you and then take action on it.
In any enterprise of any size there is always a buy vs build decision. The key principle in the book is that investing is better than inventing in almost every case. The action item associated with that principle is to get out there and start looking and educate yourself on what’s available.
The first thing you will notice about my book are the stories. I have a number of case studies that are essentially stories of acquisitions that I’ve made. Those stories are there because it is helpful for people to get an idea of what their website would look like, pricing, etc. if they were to purchase one.
The second thing the book is all about is process. The book is a comprehensive guide on how to do it and it really follows the same kind of processes you would use in making any kind of significant purchase and starts with where to buy, how to search website listings, and how to narrow down those listings to something you would be interested in. It starts at the beginning helping people find where those opportunities are, and then it moves into how to evaluate. After you’ve picked a few that you want to evaluate then you need to dig in and figure out how much they are worth. So the book has a really nice chapter on how to value and put a price tag on a website to give you an idea of what you should pay.
There are chapters on negotiation because many of website purchases are negotiated and don’t have a hard and fixed price. And then we go over how to transfer the website from the seller to the buyer and making sure everyone is taken care of and everything is protected.
The book also covers lots of other topics like buying international websites, organizing yourself as a business, and how to sell a website if you choose to. We discuss the topics of apps vs websites and whether you should buy one or not.
As you read through the book you will get the idea that buying in to a website business vs starting from scratch is just a whole lot easier.

“Be the nicest buyer.” – Jeff Hunt
I’ve worked for many years in middle management at IBM where we had achieved most of our career goals. We felt like we just wanted to give back some of the blessing we had received so my family and I sold everything we had and moved overseas to a western Asian country where we served for about seven years. Once the kids grew up we knew it was time to come home. When I got home I didn’t feel like I could return to the corporate world very easily with the seven year gap on my resume so with little cash I decided to start buying websites and since bought about 300 income generating websites. Along with the website investing I am also an advisor for an online business acquisition for a company called Cloud Income Properties.
I meet a lot of people who would be better off buying in rather than starting a business from scratch. I go to conferences and people are really attracted to the online business space because of the flexibility that it offers. What most people don’t realize is the online business failure rate is even higher than offline just because people don’t invest themselves into it as much. And so the inspiration for my book is introducing all these people who are interested in a business to this idea of buying a website. The other inspiration is to help myself because the more people who are aware of this possibility, the more websites come out of the wood work that are for sale that I can buy and add to my portfolio.
